Over the last nearly 25 years we have become a trusted source of knowledge, training, and compliance for the myriad stakeholders in our industry.  We live and work in a very large country that is full of tremendous diversity and an always changing affordable housing landscape.  I believe that our success is the result of linking it directly to your success.  Rules, regulations, and laws may change, but your specific needs are the most important.  Helping you navigate compliance at the very site-level is what helps you make the right decisions to be profitable.

We have been receiving a lot of questions recently about households with members in the military.  Some of these questions are coming up in our trainings across the country and some have been to our compliance department.  So, this month's newsletter features a related theme.  As always, please don't hesitate to contact me with any questions, whether you are a current client or not.  I enjoy hearing more of your specific needs and sometimes guidance or help is just a phone call or email away.

Industry Announcements

HUD reaches agreements with landlords settling claims against sexual harassment.  Three settlements were reached for approximately $125k in relief for complainants in FL, VA, and CA.  Read more here.

HUD joins the Justice Department in nationwide campaign to combat sexual harassment. Coordinated with the 50th anniversary of the Fair Housing Act, the Secretary and Attorney General released a joint statement.  Read more here.

Charged by HUD, owner of MS mobile home park will face hearing by a US Administrative Law judge.  It is alleged that the property manager told the wife of the family living there that they had to move out after hearing the husband is African American.  Read more here.

FHFA issues correction and extends comment period for proposed rule amending federal home loan banks' affordable housing program regulation.  The 30 day extension now puts the comment period deadline at June 12, 2018.  Read more here.  

IRS revises the 2018 inflation adjustments.  The change comes after the increase in state low income housing tax credit ceiling.  Read more here.

Secretary Carson proposes rent reform.  Currently, Congress requires HUD assisted households to contribute 30% of their adjusted income towards rent, up to a maximum amount.  The proposed change includes a set of "core rents," in part to alleviate administrative burdens on PHAs.  Read more here.

Question from a Student at the Tax Credit Training (Orlando)

Student:  “I recently had a family apply and the wife is in the military on active duty. She is not expected to return home for another 6 months and they are looking for a unit to rent immediately. How do I go about processing their file? How do I have the wife complete the necessary paperwork?”

Trainer Amanda Mistretta answered:  
“When military members go on active duty, they appoint a power of attorney who can work on their behalf to complete legal paperwork, including the paperwork necessary for our program. Document the file with the power of attorney documentation and allow the appointed power of attorney to complete all paperwork.
