April 2019 Newsletter

April is Fair Housing Month and this year there is a lot to talk about.  While it is unlawful to discriminate in housing based on race, color, national origin, religion, sex, disability, or family status, this doesn't mean won't continue to happen.  Since you are reading this, it is most likely important to you that your staff are well-informed to be compliant.  Unfortunately, inadvertent discrimination exists and many times can be found when advertising vacant units on popular sites such as Zillow or Craig's List.  The best way to keep your business and assets in the clear of legal woes is proper training.  Don't wait for a problem to arise.  With staff turnover and even the passage of time, it is always a good practice to incorporate regular Fair Housing training sessions.

Income Limits for 2019 are expected any day now.  Our Compliance Department will continue making your file reviews seamless and will incorporate the updates as soon as they are released.  Even though they do this work for you, please don't hesitate to ask any questions.

As you are now well aware, the changes to the REAC inspection schedule are implemented.  Earlier this year I met with HUD decision makers in Washington DC, along with many of our colleagues, at the biannual affordable housing conference with NAHMA.  What made this insightful was that there is more than a change burden on your properties, but we also discussed additional plans that are being rolled out in a regional pilot program.  This has helped me to proactively coordinate our Inspection Services Department with your teams to keep you with high scores...and less future inspections.

Finally, I would like to share with you that our core priorities focus on speed and accuracy.  In a recent project kickoff call with a new Utility Allowance client, I asked (as I typically do) what they considered when deciding to utilize Zeffert & Associates for such a substantial portfolio of properties.  The primary factor I received in the feedback was our nationwide reputation for making it as easy as possible to do business with us.  This reinforced to me that speed and accuracy matter and are critical to supporting your profitability.  Please email or call me (314.514.7711) at any time, we are committed to your success.

Sincerely,

Jeffrey Promnitz
Chief Executive Officer
